Avoid the costly and inconvenient breakdowns. With years of experience, we strongly recommend preventative maintenance to keep your HVAC system running efficient all year round. Routine maintenance can reduce energy costs and can also prolong the life of your system parts and equipment.

Air Conditioner MAINTENANCE

Tuning up your air conditioner before the summer pays for itself in energy savings and reliable service. Your air conditioning system contains oil which is vital in keeping it running for as long as possible.  Our maintenance includes checking the oil/ refrigerant levels, 21+ point inspection, and a thorough cleaning using a specially formulated condensor coil soap.

 

  • Chemically clean condenser coils

  • Wash and level condensing unit for proper motor and bearing wear

  • Check blower wheel for excessive dirt

  • Lubricate motors and moving parts as necessary

  • Inspect condensate drain lines and fittings

  • Level and calibrate thermostat

  • Adjust blower motor speed as needed

  • Clean, tighten and test all electrical connections

  • Monitor refrigerant (Freon) pressures

  • Confirm super-heat and sub-cooling match factory specifications to provide optimal cooling and efficiency.

  • Test system starting and running capacitors

  • Test all controls, relays, transformers, fans and contactors

  • Test system starting capabilities

  • Check wall penetration for proper seal

  • Check high voltage disconnect

  • Check unit ground & tighten

  • Apply protective coat to painted finish

  • Discuss recommended repairs or improvements

FURNACE MAINTENANCE

Tuning up your furnace before the winter pays for itself in energy savings and reliable service. Our maintenance includes cleaning and adjusting the burners, a 21+ point inspection, and a thorough cleaning.

 

  • Thoroughly brush and vacuum clean the burners, combustion chambers and heat exchanger

  • Adjust main gas burners for efficiency as needed

  • Clean and adjust ignition/ pilot 

  • Check heat exchanger for rust, cracks or holes

  • Check venting for rust or corrosion

  • Check gas valve for leaks or corrosion

  • Inspect and tighten all  electrical connections

  • Clean blower motor and drive mechanism

  • Adjust dampers and set proper blower speed

  • Inspect pressure switch & tube

  • Clean flame sensor

  • Measure AMP draw inducer motor/ blower motor

  • Inspect drain lines and fittings

  • Lubricate all fan motors and moving parts

  • Clean, level and test thermostat

  • Observe unit starting sequence

  • Discuss recommended repairs or improvements
